Don’t make construction a problem with your Property

I talk to a lot of investors that get into real estate construction projects and all the sudden they have problems getting their homes finished. Having finished and sold over 350 flip properties, I know that sometimes you need to have someone over seeing a project.

I have over saw many projects and the video below is one that I did this year, that was  major project. This property needed everything replaced.  The roof, driveway, kitchen, garage doors, heater, water heater, air conditioner, new bathroom, bathrooms, finished basement, exterior and interior paint, interior doors, plugs and switches, and lawn area.

The property was a ton of work and needed to have specific finishes.  The home backed up to a golf course and we purchased it $160,000 and sold it for $304,900 in 4 days. That is because of the over sight and experience I have in doing these type of homes. Having the crews and finishers that were needed to get this job done correctly.

The inspector came out to this home one day and Thanked us for getting the property remodeled and sold. The funny part is there was a Realtor that lived across the street and was not even interested in selling this home.

I had a client that tried to do a huge project in North Carolina and ran into over runs and had to fly back and forth from California to finish the home. That had to cost a lot of money and time. Between the hotel, rental car, food and time he should have hired an experienced experienced Realtor in the area that deals with these type of real estate deals. He could have called them to handle all the problems and saved a ton of money and TIME! Oh yeah and evaluate your headaches.
